1. Acceptance of Terms

By accessing or using Aurum Reserve ("the Platform," "we," "us," "our"), you agree to be bound by these Terms of Service. If you do not agree, do not use the Platform.

2. Description of Service

Aurum Reserve is a software tool that allows users to input real estate investment data and receive calculated financial metrics, AI-generated summaries, and generated reports/memoranda. The Platform performs calculations based on user-provided inputs and assumptions.

3. Not Financial or Legal Advice

Aurum Reserve is not a licensed financial advisor, investment advisor, real estate broker, appraiser, or legal advisor. All calculations, AI-generated summaries, risk assessments, and recommendations are for informational purposes only and are based solely on the data and assumptions you provide. They do not constitute financial, investment, tax, or legal advice. You should consult qualified professionals before making investment decisions.

4. Accounts

You must provide accurate information when creating an account. You are responsible for maintaining the confidentiality of your login credentials and for all activity under your account.

5. Subscription Tiers and Billing

Free tier: up to 3 saved deals. Pro tier: $49/month, billed via Stripe. Premium tier: $99/month (waitlist). Subscriptions renew automatically until canceled. All fees are non-refundable, except where required by law. You may cancel your subscription at any time, which will stop future billing; cancellation does not entitle you to a refund for the current billing period already paid.

6. AI-Generated Content

The Platform uses artificial intelligence (including third-party AI models) to generate summaries, risk assessments, and memo content. AI-generated content may contain errors, may not reflect current market conditions, and should be independently verified. The AI has no access to live market data, comparable sales, or information beyond what you provide.

7. Listing Link Import

The Platform allows you to submit a link to a third-party real estate listing (such as Zillow, Redfin, or similar sites), from which the Platform will attempt to extract publicly available property information (address, price, bedrooms, bathrooms, square footage) to pre-fill a deal analysis. This extraction is automated and may be incomplete, inaccurate, or unavailable depending on the source site. Aurum Reserve is not affiliated with, endorsed by, or responsible for the content of any third-party listing site. You are responsible for verifying the accuracy of any imported information before relying on it. Fields not available from the listing (such as rent, expenses, or financing terms) will be pre-filled with estimates or defaults, which you should review and adjust.

8. White-Label / Custom Branding

Pro-tier users may customize reports with their own branding (logo, name). Aurum Reserve is not responsible for how a user or third party uses, presents, or relies on a customized/white-labeled report.

9. Data Ownership

You retain ownership of the data you input. We do not sell your data to third parties.

10. Limitation of Liability

To the maximum extent permitted by law, Aurum Reserve and its owners/operators shall not be liable for any indirect, incidental, special, or consequential damages, or for any loss of profits or investment losses, arising from your use of the Platform. Our total liability for any claim shall not exceed the amount you paid us in the twelve (12) months preceding the claim.

11. Termination

We may suspend or terminate your account for violation of these terms.

12. Governing Law

These terms are governed by the laws of the Commonwealth of Puerto Rico, without regard to conflict of law principles, regardless of your location.

13. Changes to Terms

We may update these terms; continued use after changes constitutes acceptance.
